How we work

We book a 60-90 minute on-site survey at a time that suits you. Every elevation is inspected externally; the loft space is checked from inside where access allows; photographs are taken throughout. You receive a written PDF report after the inspection, with traffic-light condition ratings, estimated remaining life and a costed list of recommended works. The report is completely independent — there is no obligation to use Johnson's Roofing for any repair.

Common questions

Is a roof survey different from a homebuyer's report?

Yes — and meaningfully so. A standard RICS HomeBuyer report typically covers the roof from ground level only and frequently includes a disclaimer recommending a specialist inspection. Our survey is hands-on, close-up and produced by working roofers who price roofs every day.

How much does a roof survey cost?

Pricing depends on the size and accessibility of the property. We provide a fixed quote upfront and the fee is often refunded against any work you commission with us afterwards — but there's no obligation either way.

Will the report help me negotiate the asking price?

Often yes. A costed schedule of works (e.g. '£2,400 for lead apron renewal within 12 months') gives a buyer concrete grounds to renegotiate. Many of our survey reports have paid for themselves several times over at the offer stage.

Can you survey a flat roof?

Yes. Flat roofs need a different approach — we check upstands, drainage falls, membrane condition and look for trapped moisture. The report covers expected remaining life and replacement budget.
